Garden Rooms

Garden Rooms

A garden room gives you a whole extra space without the cost or disruption of extending your house. Transform Living designs and builds bespoke, fully insulated garden rooms across Northern Ireland — used as home offices, studios, gyms, playrooms and quiet retreats that work all year round.

Built for how you'll
actually use it

  • Home gyms and yoga spaces
  • Playrooms, teenage dens and hobby rooms
  • Relaxation rooms, garden bars and reading retreats

Warm, dry and usable in
every season

A garden room is only worth building if you can use it in January as well as July. Every build comes fully insulated (floor, walls and roof), with proper electrics, heating options, double glazing and finishes that match how you’ll live in the space. This isn’t a summerhouse — it’s a permanent, comfortable room.

Do I need planning permission
for a garden room?

Many garden rooms fall within permitted development, but size, height and use can change that — particularly if you plan to sleep in it or run a business from it. We check the rules for your property and handle approvals where needed. You can read the general position on outbuildings via the Planning Portal.

Powering your garden room

Most garden rooms need a dedicated power supply for lighting, heating and sockets. Our in-house Electrical team installs safe, certified wiring as part of the build — and can add EV charging nearby if you park close to the garden.
